Zoning board approves tire-shop application

THE zoning board last week approved the conditional-use permit application of ITS Corp., which plans to open a tire shop in Chalan Laulau.

Zoning administrator Therese Ogumoro said the applicant is proposing to construct a two-story structure to operate a tire shop in an area zoned as mixed commercial.

Ogumoro said the applicant has met the parking requirements.

Zoning board vice chair Joe Ayuyu Jr., who presided over the hearing in absence of chairman Mariano Taitano, abstained from voting, saying his father has a lease agreement with ITS Corp.

The rest of the board members present voted yes. They were Tatiana Babauta, Ignacio Demapan and Frank Aguon.

Ogumoro said ITS Corp. must also meet the requirements of the other regulatory agencies that have jurisdiction over the project.

In addition, ITS Corp. must ensure that its operation does not generate noise, odor, light and dust that will affect the neighborhood; it must improve its parking area and designate clearly marked parking stalls in front of its establishment that conform with the parking requirements of the Saipan Zoning Law of 2013; it must keep its premises and immediate surroundings clean and free from trash, waste, or debris, and must screen any trash bins from public view.

Also last week, the zoning board did not take action on the conditional-use application filed by American Huasheng Trade, which is proposing to occupy an existing two-story single family dwelling with six-bedroom units to operate a bed & breakfast establishment on Tasi Drive in Dandan.

Zoning board member Frank Aguon questioned the absence of tenant’s signature in the lease agreement.
