Landowners in designated zone won’t lease properties to adult businesses

Zoning Administrator Victor Barret disclosed yesterday that many of the adult business operators who have been preparing to relocate in compliance with the new zoning law were turned down by property owners at the designated zone.

The designated adult business overlay zone is the stretch of Middle Road from Garapan Central Park to the intersection on Msgr. Guerrero Road in San Jose.

Adult business owners have only two months to move to this area.

Barret said adult business owners informed the zoning office about the problems they have been encountering with the owners of buildings they wish to lease.

Many land or building owners, he said, do not like adult businesses to be leasing their properties.

This prompted Barret to look at the zoning law’s Section 514 which provides for another adult business park zoning district.

Section 514, however, does not identify where the additional adult business park should be.

Barret said they are now determining the feasibility of identifying another location for an adult business park as distinguished from the adult business overlay zone.

He said he will bring the matter to the zoning board which was scheduled to meet at 6 last night.

The proposed new zone, he said, needs to be self-contained and, like the adult business overlay zone, should be away from residential areas and schools.

Before Barret came on board, there was a proposal to establish the former La Fiesta Mall in San Roque to be the adult business park.

Barret said he is considering this proposal as one of their options.
