Landowner sues school for unpaid rent

S.L. Corp., owned and represented by attorney Juan T. Lizama, sued the American Mediscience University, formerly the American Worldwide University, and 17 individuals, all South Korean residents.

The post-secondary school was leasing the former Koresco Hotel in Fina Sisu.

Lizama wants the ground leases terminated and the plaintiff to take immediate possession of the real properties.

The plaintiff said “all of the defendants [should] be ousted and permanently enjoined and restrained from asserting” any estate, right, title, or interest whatsoever in the real properties.

The American Mediscience University and the American Worldwide University should be required to pay rent now due under the subject ground leases, and be made to pay for costs, attorney’s fees, and interest of the arrearage at 12 percent per annum to the date of the judgment, the complaint said.

The plaintiff is asking payment for unpaid rentals in the amount of $52,000 and $90,000.

For over two years, there has been no contact, direct or indirect, between the defendants and the plaintiff, or Femina M. Benavente who acquired part of the property through a quitclaim deed conveyance, the complaint stated.

AMU president Sung Kyu Kim, executed a ground lease agreement with S.L. Corp. on July 12, 2006.

Variety learned that the leased property has been abandoned.

In his 2007 State of the Commonwealth Address, Gov. Benigno R. Fitial touted the American Mediscience University which intended to offer “programs in oriental medicine, alternative medicine, and beauty arts and to attract students primarily from China and South Korea.”

The American Mediscience University was earlier involved in a controversy regarding fake licenses which the school vehemently denied.

The American Mediscience University was among the post-secondary schools that could benefit from House Local Bill 16-36, signed by Fitial early this year, making SHEFA scholarship available to students enrolled in post-secondary vocational or training programs pursuing a degree or certification in nursing or any other related medical programs in the CNMI.
